Are you promoting the $7500 1st time buyer tax credit yet?  I am telling you, this is our ticket out of the mess.  We need to push this as hard as we can and get everybody we know pushing it with us.  Tell everybody you know about this and call past clients and prospects too.  I am sure that 99.9% of them do not know about this and if you are the one telling them about it first, you are going to be the one that gets their business.  

I read somewhere recently that sales is providing a service that people want and marketing is getting them to know they want it.  Well, this is something that they will want if you promote it with your marketing!  Then, you are going to be selling more houses!

Think $7500 1st-time buyer tax credit!
 
Also, in honor of my brother's birthday today, had to mention the birthday ping idea to you again.  This is a great way to stay in touch with past clients.  Do like we do and call and sing happy birthday to them as a group.  It's fun and the birthday boy/girl is going to love you for it!

Life Changing Events.  Keep your antennas up!

You know what life changing events are but are you listening for them and probing to find out about them from people you come in contact with?  When you do, this gives you a chance to bring up the $7500 1st-time buyer tax credit to them!  (I am pushing this!)

It also gives you the change to talk about some really good home values in our market right now.

As a quick refresher, here are a few life changing events that can cause people to have to buy or sell a house soon.  These are the 'key words' that cause your antennas to stand straight up on your head...

Any of these key words needs some quick follow-up discussion with your realtor hat on to see if there is an opportunity to promote your real estate services.

When you do, mention that you would like them to talk to your mortgage advisor about their options to see what advice he can give about their status.  The sooner they talk to me, the sooner I can get them in a position to buy and get them excited about buying from you!

If they call me, I am going to be promoting you are their best option in working with a real estate agent too!

Weekly Tip -  Vacant Properties - Need a Real Estate Sign!

This tip requires some detective work!
 
Think about how many homes in the neighborhoods you frequent that are vacant.  Many are in a state of limbo because a family member may have died or they may be making a transition into a retirement home or nursing home or they might be living with their children!  This last scenario is big!  In fact, recently, I have had 2 scenarios where the children were housing their parents and they were buying another home for themselves and their parents were going to be living in their home.

So, what can you do about this tip?

First, put on your detective outfit and find out from the neighbors who owns the vacant home and why it is vacant.  If they don't know, go to the courthouse or just go online to the county tax records to learn more.  Then, continue googling and talking to people until you will eventually find them.

Then what?

Call or write them about allowing you to help them market the home for a quick sale!  Let them know that this new 1st-time buyer $7500 tax credit (had to throw this in!) is going to stimulate this housing market and get tons of buyers out looking for some nice homes like theirs.

Also, remind them of the liability and risk that they are taking by leaving it uninhabited with many taking up residence or stealing copper, etc.  Let them know that most insurance companies will not accept a claim on them unless they have insurance to cover vacant properties and those policies are very expensive to carry.

In other words, educate them and sell them on your services by telling them that you work with many buyers that would love to own their home in that neighborhood.  I'll bet most people will be glad you called because the decision of what to do with the home is something they have been putting off for too long.

Rate Lock Advisory - Sunday Aug. 10th



Friday's bond market has opened down slightly following what appears to be another round of stock gains. The stock markets are well in positive territory with the Dow up 190 points and the Nasdaq up 38 points. The bond market is currently down 3/32, but we still should see an improvement of approximately .375 - .500 of a discount point in this morning's mortgage rates as a result of strength in bonds late yesterday.
