You will love this!  While waiting to get into a real estate office last week (I was early), I struck up a conversation with someone walking by carrying some papers.  After some small talk, I asked her if she owned a home in the area...  Turns out she needed to refinance her home.
 
After some more small talk, she invited me into her office to take her application and now she is pre-approved, registered in a 30 yr fixed FHA loan and very happy!  Also, she put me in contact with another person in her office and they are going to call me too!
 
Moral of the story, ask questions to everyone you meet and you might get a referral!
 
Another moral, call me with your refi leads so we can make them happy too!  And, for realtors, we have special low rates like we have for active military personnel!  We love our Real Estate Agents!

That's all I am asking you for!  For every realtor that reads my emails to close just one loan by the end of this year!  I would really appreciate you if you do and I want you to see how we do it and then, I am sure that you will keep calling us for your clients!  We make it look easy!!

Since over 80% of the homebuyers are searching the internet and probably 100% of the higher-end buyers looking at the bigger houses, you need to make sure your photos on the Internet are perfect!  All of this begins with a good camera and great lighting.
 
Also, you can stage the room for a better presentation and make sure it is de-cluttered too.  A dining room table set with plates and candles will really set off a dining room!
 
You are a professional so professional photos should be part of your service!  Your images should 'pop' off the page to emotionally charge your viewers so they are more likely to remember the home and more likely to share it with others.
 
Think about investing in a good digital camera with great resolution and some lighting stands.  You can even take a class in this and make this one of your selling points in your listing presentations.
 
Another tip I got from talking to a photographer was to use a step ladder and take your photos of a room looking down to make them turn out better.
 
Along with making a better online presentation, if you make a big production out of this with the seller's help, the seller is going to be bragging on you and they'll even be bragging on the way the pictures turned out.  Both of these are helping you win more buyers and sellers once your reputation for taking additional time with your photos gets out.  The attention to the details are so important in being as good as you can be professionally in real estate.
 
If your house has up-lighting in the landscaping, make sure to take a photo at night too.  Look for ways to showcase your home and make it the best it can be so it will sell fast!
 
Think about working with a professional photographer on a big listing to really get some great pics for your nicer listings and get them to teach you how to do it better for yourself too.
 
If prospects don't like the way the house looks in print or online, they'll never call in on it, right?  So, why not take more time on this for your sellers and for your future business!
 
Anything you do to set yourself and your listing apart from the others will help you sell yourself and your listings faster.

Be a Contact Challenge Winner!
 
I have heard something along the lines that if you will talk to 20 people a day for 20 days about real estate, you will have more business than you can handle.  Want to see if this is true?

Why not try it!  Get the whole office involved and put up a big chart with everyone's name and have them post the number of people they contacted each day and give away a big prize to the winner!

There are some keys to making this VERY SUCCESSFUL that can be incorporated into this like a point system like...

1 point for a voicemail
2 points for an email
3 points for sending a card or note
4 points for a phone conversation
5 points for a face to face conversation with your badge on
8 points for inviting someone to lunch
12 points for having a lunch date with a person
 
Add 10 points for any time you handed out a card to someone interested in your conversation about real estate.

If you take this tip and run with it, make sure to have your ducks in a row with some great things to say like...

1. read my email from last week again and write some notes about the housing market bottoming out in April and what Warren Buffet had to say about it.
2. bone up on your statistics and those of your office in terms of listings, sales, days on market, average sales price, etc.
3. have some great value properties in various neighborhoods at very prices to tell them about.
4. have some recent success stories you had or someone else had to mention.
5. ask about their current status and if they know anyone you can call that might be thinking about moving or selling soon!
6. give them permission to give your name to anyone they hear about thinking about getting into the market soon.
7. mention that the interest rates are very low but that the industry is continuing to tighten so waiting might make it harder to get approved and rates might be higher than right now.
8. always be positive and upbeat about the market, even if your business is down right now.  they do not want to hear bad news...  Smile often! 

WHEN YOU DO, make sure to ask anyone you contact to call your friend and trusted Mortgage Advisor (ME) if they need help on getting pre-approved, with closing conditions up-front, in a few minutes, right over the phone!  They'll love you for this and I am going to take great care
of them and promote you too!

Take this as a personal challenge to help you make some big money for the rest of this year and for years to come!  And for the owners, BICs and Sales Managers reading this, take this idea and turn it into a fun way to re-energize the office!

This week will likely prove to be very active in terms of mortgage rate movement due to the economic data and other events that are scheduled. There are six economic reports scheduled for release, but in addition to the data, another Federal Open Market Committee (FOMC) meeting will be held this week. Together, we have the makings of a potentially volatile week in the financial and mortgage markets.
