Happy Easter Monday!

It's been a long cold and slow winter and the "bottom feeders" are out in full swing!  Like a blog I read over the weekend, this is a good sign!

Dictionary.com defines them like this:  An opportunist who profits from the misfortunes of others

The fact that these bottom feeders are out means THEY see the bottom of the market.  They have been waiting and watching and now they are coming out trying to squeeze out a little more from the already low prices in our markets.

They don't care who they offend because there are other properties available.

So, as the bottom feeders come back into our market, do not moan and grumble at their ridiculous offers.   Start smiling because that means that once the bottom feeders come, next will come the rest of the buyers.

That's right, spring has sprung so the end of the slow winter months is over!

The next thing to think about is the housing market bottom might be here too!  The pundits are starting to say it on TV and the volatile market might be signs that we are bouncing along on the bottom.  And like this picture shows, there are many things to bump into along the bottom...

So, now's the time to get motivated!


Here are some ideas to help you!

1. Look through the expired listings.  Now they are ready for some more realistic marketing.
2. Talk to some FSBOs.  Offer to help pre-approve their buyers and tell them to call me to do that for them.  If they do, many will end up as active buyers for you because I will promote you!
3. Hold an open house and promote it to the entire neighborhood with our free marketing flyers and listing sheets.  Call me for a demonstration.
4. Call all of your past clients and ask them how they are doing and mention that the housing market is nearing the bottom and rates are great.  Then ask if there is anyone you can call.
5. Wear your badge and get out in the public as much as you can.  Don't forget to wear your smile too!
6. Partner with me so we can help you with our quick pre-approvals, great processing and product offering!  We will help you every step of the way.

Who are these for?  Wonder who sent them?
 
You know that happens every time they deliver flowers to the office.  Everybody's antenna goes up in the office and the buzz starts.  "Who got flowers?", "Who sent them?", "Wonder why they sent flowers?"

Okay, let's see how we can take advantage of this natural reaction of human nature...

Here's a great way.  Invite someone to lunch and offer to pick them up.  Then, when you get to their office, say that you need to run to the rest room to freshen up a little..."  Then when you get back, say the same.

This will get the buzz going around the office at a peak time of the day when others are coming and going from their lunch.

Here's what conversations will start up...  "Who is that with Bill?"  "Isn't that John, the Realtor?, Wonder why he is here?"  "John must be good if Bill is working with him.", etc.

Besides the buzz that you will create, you will also position yourself to win like Jim Valvano used to do with his NC State basketball team!  The longer you stay in their office, the more people you are likely to see and talk to so make sure to have your name tag on and plenty of business cards on you so you can hand them out!

 
 
 
Weekly Mortgage Commentary Snippet

This week brings us the release of seven monthly and quarterly reports for the bond market to digest. Two of those reports can be considered much less important than the others, but with data scheduled for release each day of the week we will still likely see movement in rates from day to day.

The first report of the week is February's Existing Home Sales late tomorrow morning. It will give us a measurement of housing sector strength and mortgage credit demand, but is usually considered to be of low importance to the financial markets. Its sister report- New Home Sales, will be posted Wednesday morning. Since tomorrow's is the day's only data, it may influence bond trading enough to cause a slight change in mortgage rates if it varies greatly from forecasts. Current forecasts are calling both reports to show a decline in sales.

Parity has hit the NCAA this year!  Like they say, "they put on their pants  just like you do..."  This year, all bets are off on who might win as the Realtors that took me up on my Realtor Challenge will attest.

We're down to the Sweet 16 and here's how the 8 Realtors that got in on the fun are stacking up so far!  All still have a shot since all picked UNC or UCLA to win it all and they are still in it.  The points are 1 for round 1, 2 for round 2, 3 for the elite 8, 4 for the final 4, 5 for the final 2 and 6 for the winner.
