Creating the illusion of desirability.  Key tactic in sales.

People want what other people want!  That's why auctions work in getting people together with common interests with money to buy things, many times, just to keep someone else from getting it.  They like "winning" the item and feeling like they beat the other person.
 
This human trait has not been seen too much lately because the economy has put a huge wet blanket over us and few buyers are out looking for homes.  But, the market has started coming back in many parts of the country with some builder incentives getting these bottom-fishers off the dime.  So, once this momentum continues, we are all going to be busy soon.
 
How can you take advantage of this human behavior?  Here are a few things I thought of that you can do to entice some potential buyers:
 
1. Promote that your listing will not last long with this first-time homebuyer $7500 tax credit image without explaining it in your flyers and advertisements so you will get some curiosity seekers to call you about it.

2. Hold an open house for the neighbors and quiz them on people that might be interested and call all of them.  Then, when you call them, mention that you are calling 5 others, etc. that you heard might be interested too.  This will cause them to sit up and think about looking a little harder.  You can also talk to the neighbors by personally handing out invitations to the open house so you can make sure to talk to the ones that might be unable to attend.

3. Keep up with the news and use statistics to help buyers see that the market is poised for growth and that once people hear that the market has started to take off, it will be at least 2 months too late.  That's because it takes a month to capture data and at least a month to report it so the news will be old when they finally read about it in the papers or hear about it on the news.
 
4. In your travels, mention about your listing and how many calls you have gotten on it... Don't lie, just brag.
 
5. Speaking of bragging, you have to do some of this too for your business to really take off.  People like deals AND they like working with successful people that are in high demand.   Do this by mentioning your success and in hanging your awards on the walls for them to see.
 
6. This last one is HUGE!!  Mention that you have your own personal Senior Mortgage Advisor (ME!) that pre-approves your buyers on the spot for you that helps make sure that your buyers are getting the best deals and that their closings are smooth and easy. 
 
 
Use this desirability trait to drive more buyers to your door!   Create illusions of desirability like the politicians do to get your vote and get to the polls tomorrow and vote too!

It's time to start using the internet in case you have not already starting doing so.  Here are some examples of how others are doing it and some ideas of how you can promote your services too with youtube for FREE!

Beaufort, SC Listing with realtor narrator  This must be a service because this looks just like the first one...
 
Raleigh, NC Listing - soundtrack only  The soundtrack option is okay but I personality like the other approach; just my taste.
 
Irmo, SC Listing - soundtrack only This one is like the other. Instead of this, why not do a walkthrough, pointing out the rooms and show the potential.
 
Listing Presentation Video - Do one of these and share the link to your prospects or FSBOs so they can see how you do it BEFORE they sign up with another realtor.
 
1st-time Buyer Presentation Video - Same as the listing presentation as a way to promote your service and personality on a video that can be embedded in your websites or blogs and emailed to your prospects too.
 
Funny Rent vs Buy Video - You can do something funny like this too!
 
One Wing Landing - You have got to watch this one!  Nothing to do with real estate but certainly worth watching!
 
Open your mind and creative side in showing the world your personality and professional service online.  It's free and easy with a little time and work.  Then, it's there to promote with any future promotions on realtor.com, craigslist, facebook, youtube, your website, your emails, etc.
 
Also, by putting all of your listings on video, your sellers are going to be sharing them to their family and friends too.  What a impact this can have for your business!   Send them an email link with the listing with your personal contact information and ask them to forward the email to all of their family, friends and anyone that asks about their home.
 
One more thing, you can also explore other youtube videos and facebook videos, etc. to see what others are doing and steal ideas and learn what you can do differently or better.
 
Use this slow time to get this going and you are going to turn slow time into fast time!!

Friday's bond market has opened in positive territory, allowing mortgage rates to recover part of this week's losses. The stock markets are showing small gains with the Dow up 25 points and the Nasdaq up 3 points. The bond market is currently up 17/32, which will likely improve this morning's mortgage rates by approximately .375 of a discount point.

None of today's three economic reports gave us any major surprises. The Labor Department said that the 3rd Quarter Employment Cost Index (ECI), which tracks employer costs for salaries and benefits, rose 0.7% last quarter. This was expected and has not had much of an influence on the markets.

September's Personal Income and Outlays report revealed a 0.2% rise in income and a 0.3% decline in spending. The income reading was slightly higher than expected, meaning that consumers had a little more income to spend that thought. The drop in spending was bigger than forecasted, meaning consumers were spend ing less than thought. The income reading can be considered negative news for bonds, but the drop in spending offsets that news. Therefore, this report also failed to push the markets either way.
